You can eliminate hassles and may save some money by
obtaining the necessary inspections prior to putting your home on the market. Such
inspections include: a general property inspection, termite inspection, roof inspection,
chimney inspection and if applicable, a pool inspection. By doing these you eliminate
hassles and you may also save a lot of money. Why?
- You can do all the standard repairs yourself and save money
two ways:
- Repairs done prior to showing the home enable the home to show
at its best and will sell more quickly at a higher price.
- You can use cost effective replacement materials. The purchase
contract calls that any repairs done in escrow are to be done with "comparable
quality" materials. An expensive marble bathroom floor that needs to be replaced can
be replaced with less expensive flooring.
- You are in a better negotiating position with the buyer when
it comes to negotiating the purchase contract. The purchase contract requires that the
roof be watertight and that all systems be in working order. When you have pre-sale
inspections done, you will know which repairs (and their approximate costs) are required
(per the purchase contract). You then are able to negotiate effectively, knowing the
majority of all costs up front.
- If you give the pre-sale inspections to the buyer prior to the
buyer submitting a purchase contract, it is more likely that the buyer will take the home
in "as-is" condition. If the home is taken in "as-is" condition, you
wont have to do any repairs.
- If you require a short close of escrow, having the inspections
done prior to putting the home on the market can be helpful in obtaining a quick close.
