Choosing the right real estate professional to sell your home can be a challenge. But there is a way to determine who is most likely to succeed in getting your price and terms. To start with, interview several agents and tell them that you are doing so. Have all the agents provide you with a detailed comparative market analysis on your home that includes a "seller’s net sheet." Have them provide you with a written copy of their marketing plan for your home. Have them recommend a list price and explain specifically how your home compares to the competition. Finally, before you hire your realtor, ask yourself this question. Am I selecting a realtor based on services or price?

The following list provides you with questions to ask your prospective Realtor.

  1. How many years have you been selling real estate?
  2. Do you work full-time or part-time as a real estate agent?
  3. How many listings do you have at this time?
  4. How many buyers do you currently represent?
  5. Will you provide me with a list of homes you sold in the last 6 months? 12 months?
  6. Will you handle all aspects of my transaction?
  7. In what ways will you encourage other realtors to sell my home?
  8. Do you hold a GRI certification?
  9. Are you a Certified Residential Specialist?
  10. What classes have you taken that specifically taught you to market property and find buyers?
  11. Are you affiliated with a known, financially sound and respected company?
  12. How will you assist me in my relocation plans?
  13. If I choose to do a 1031 exchange, are you experienced in such transactions?
  14. Do you have references that I can contact?
  15. How do you use technology effectively to market my home?
  16. What areas do you specialize in?
  17. Will my house be marketed on the Internet? Where?
  18. What is your average list price to sales price ratio?
  19. What things can I do to help my home sell for the most money?
